The problem we solve
After a site visit, most people get stuck in indecision.
This phase turns stress into a plan.
Less guessing
Fewer surprises
We flag the big cost movers early: access, servicing, foundation, and constraints.
Clear direction
One path forward
We recommend a direction so you can decide without second-guessing.
A confident next step
Roadmap, not guesswork
You leave with a clear path into design/engineering/permit work.
What we heard
We document your priorities, then reflect the plan back to you.
Your goals
What matters most for the project
- Primary goal: family / rental / aging parent / resale
- Timeline goal: move-in window or “no rush”
- Budget comfort: tight / flexible / need options
Your worries → our response
What needs to be resolved before moving forward
- Top worries: permits / costs / disruption / neighbours / unknowns
- Non-negotiables: layout / parking / privacy / finishes
- How we’ll address them: plan + trade consultations + clear scope
How it works
Three steps. Clear outputs.
We keep the process focused so you can make a go/no-go decision before committing to the next phase.

FAQs
Quick answers. Clear boundaries.
Why pay $3,500 for planning?
Because it’s cheaper than guessing. This phase reduces unknowns before you spend heavily on design, engineering, and permits.
Is it credited if we build with you?
Yes. The full amount is credited to the build if you move forward with NewlinesADU.
What if we don’t proceed with the build?
You still keep the PCPP package. It’s planning-grade, not permit-ready, but it’s useful for making your next decision.
Will this get us a permit?
No. This phase does not include permit drawings, submission, or approvals. It prepares you for the design/engineering/permit phase.
What do you need from us to start?
Your goals, rough budget comfort, basic site info, and any existing plans/photos. We’ll guide the checklist at kickoff.
How accurate is the budget range?
Planning-grade. We tighten it using limited trade/manufacturer checks, clear allowances, and we flag the biggest cost movers.
How long does it take?
10–15 business days from kickoff, trade/manufacturer response dependent. If extra third-party inputs are needed, we’ll flag early.
What’s next after PCPP?
Typically: design + engineering + permit work. Scope depends on the direction we recommend.
